Please Note: Taxes are not collected at the Appraisal District. Tax payments are to be submitted to the Delta County Tax Assessor-Collector’s office, PO Box 388, Cooper, TX 75432. Also, “Tax Ceiling Certificates” regarding tax freezes on Homestead properties are issued at the appraisal district, however “Tax Certificates” and receipts verifying payment of taxes are issued by the Tax Assessor-Collector’s office.

Notice:

The Texas Property Tax Code requires all property to be appraised at one hundred percent (100%) market value.  According to the Texas Property Tax Code the Chief Appraiser is required to use the income method to appraise property qualified as low-income housing under Section11.1825.  The appraiser must specifically consider the restrictions on who may rent the property and the amount of rent to be charged.  As of January 31, of each year the district must give public notice of the cap rate to be used on all qualified low-income housing properties.  The 2024 capitalization rate for SAMPLE COUNTY APPRAISAL DISTRICT is between 9.0% and 10.5%.

Public Notice to All Delta County Property Owners

 

Dear Delta County Property Owner,

Section 26.04(e-2), which was added to the Tax Code by SB 2 in 2019, requires appraisal districts to provide notice to property owners, by mail or email, that their estimated taxes may be found at a website hosted by the appraisal district and the tax data maintained by the tax assessor-collector and local taxing entities.

For Delta County, the website is https://delta.countytaxrates.com/. You will be receiving a postcard in the mail alerting you to go to visit Texas.gov/propertytaxes to view a proposed estimate of your 2022 property tax bill. You may reach the Delta County website through this online portal. These postcard mailings are required to be mailed by August 7, or as soon thereafter as practicable.
